Do you have a positive mindset and attitude or are you stressed all the time? ย Are you doing too much yourself? Are you selling more than your agents?</p> <p>All these scenarios exist but one thing is for sure, if you want solid, year-after-year meteoric growth of your real estate team, you must employ these winning behaviors and make necessary changes to the way you manage and lead.</p> <p>If you are a team leader facing the challenges of growing, the good news is youโre not alone. We see this all the time, and there are some things you can do immediately that will create many opportunities.</p> <p>Once you have done a SWOTโStrengths, Weaknesses, Opportunities and Threatsโassessment of your company, implement the following strategies to help coach your team members toward more successful appointments and increased listings, sales and income for all.<br /> <strong><br /> 1. Have a strategy plan for growth. </strong>Having a clear plan of what you want to accomplish and achieve will help you get there faster. Writing it down and having monthly, quarterly and annual benchmark goals will also help. Most agents donโt have a written strategy plan for growth and end up running their businesses more reactively than proactively, which results in chaos and the agent spending way too much time in the business rather than working <em>on</em> their business.</p> <p><strong>2. Define the structure.ย Communicate everyoneโs roles and responsibilities. </strong>If you havenโt defined the structure of your team, you need to do this sooner than later.ย Everyone on the team needs to know the roles and responsibilities of each team member. Clear understanding of this makes your team work amazingly effective together for optimal results. Each person knows what they own and how their talents add value to the team.</p> <p><strong>3. Hire people that are smarter than you. </strong>Hiring talented team members should be on purpose and strategic. Intentionally hiring people that are smarter than you in areas you are not skilled is not only smart on your part, but also shows humility and that you realize you donโt know, or claim to know, everything. Hiring talent brings more ideas and outside perspective which helps you be more innovative and creative and increases opportunities for all.</p> <p><strong>4. Delegate. Delegate. Delegate. </strong>To scale your business, you must be able to let go of some major tasks and job responsibilities that you are used to doing to someone else This will allow you to achieve more in less time. Delegating literally leverages your time and allows you to achieve more in a shorter amount of time allowing you to scale. A lot of successful agent team leaders have a very hard time letting go of all the tasks, thinking they are the only one that can perform it. It will be impossible to scale if you cannot delegate. You will be stuck believing you are the only one that can perform certain tasks, and this belief will keep you from being able to scale your team. Write down everything you do and what you love and loathe. This will help you start to delegate and offload the items you canโt do because of time or donโt want to do as a matter of freeing up your time to manage or go on more appointments.</p> <p><strong>5. Implement a repeatable and scalable system. </strong>Anything you do more than once needs to become a repeatable and duplicatable. Creating systems creates higher efficiencies and creates a much better client experience for everyone. Checklists online or offline allow for consistent work at every stage of the services you offer.ย Most agents just want to list and sell, but if you intend to scale, having a system is a requirement for growth. You will be thrilled at the amount of output that is performed and you will have more time for either more leadership tasks, more appointments or more personal time.</p> <p><strong>6. Lead by example. </strong>Everyone on your team needs your direction and a team structure to thrive. Your example will create the culture you are looking to have that sets the tone for everything you accomplish. If you are still prospecting daily or several times a week, this shows the rest of your team that you are doing what you ask of them. Your leadership sets the tone and will help create a successful, thriving and scalable team model.<strong></p> <p></strong>Your ability to master these six key methods for team leadership and direction will dramatically help scale your business quickly. National <a href="https://cdn.nar.realtor/sites/default/files/documents/ehs-09-2021-overview-2021-10-21.pdf" target="_blank" rel="noopener">average</a> home prices are up 8.6% from a year ago, and nearly 25% from 2018. Also, <a href="https://www.nar.realtor/sites/default/files/documents/2021-home-buyers-and-sellers-generational-trends-03-16-2021.pdf" target="_blank" rel="noopener">homebuyers </a>under age 40 continue to make up the largest share of buyers, and Gen Z is showing early signs of pursuing homeownershipโall of which indicates a strong long-term projection for the future market. This means that despite the disruption brought on by the pandemic, it is still possible that your team has done substantial business over the past couple of years.</p> <p>As a team leader or brokerage owner, what are you supposed to make of thisโa strong market on one hand and a potential staffing crisis on the other? The data tells us that many agentsโpotentially as many as three in fourโare thinking of calling it quits. It is also telling us to prepare for a vigorous market for years to come. To prepare for the potential effects of the Great Resignation in the real estate industry, youโll need to engage in active retention and targeted recruiting so that your team and business can weather the demands of a changing workforce while enjoying increasing success.</p> <p>At our most recent coach training retreat, Workman Success coaches put their heads together to discuss how best to approach recruiting for real estate teams under these circumstances. Here are some of the strategies they discussed:</p> <p>– Keep your recruiting engine turned โon.โ Itโs always the right time to bring on an A-player, and just like prospecting for new clients itโs more efficient to keep the machine running than to turn it on and off according to urgent need.</p> <p>– When meeting a new recruit, make sure you express a clear value proposition. What value are you providing, and what do you expect to get in return? This will help both parties avoid needless friction that results from unclear expectations.</p> <p>– Stop giving headspace to the myth that โnobody wants to work.โ Yes, many workers are re-evaluating their expectations and priorities for work, but that means the choices they make about where they want to work are intentional.</p> <p>– Learn how to be a great interviewer. Interviewing can be intimidating, but just like with any skill, the more you intentionally practice it, the more proficient you will be. Develop scripts and role play with other agents to find the processes that work best for your personal style.</p> <p>– Finally, <em>listen</em>. A person might quit for any number of reasons, but many times it comes down to avoidable frustrations that arenโt communicated. Take the time to regularly talk with each member of your team and give them a platform for expressing their concernsโbefore they become urgent. Most of the time, a deal breaking issue starts out as something much more manageable, and actively listening to the โsmallโ things is the first step to resolving them before they metastasize.</p> <p>With so much turmoil in the current job market, you canโt afford to take a passive approach to recruiting and retention. And remember, each perceived weakness presents a new opportunity for growth. If you are experiencing higher-than-normal turnover, it might be time to re-examine the culture and priorities of your business. If the company’s capacity to renovate a home is impeded, Kelman said it can limit the number of homes it buys</p> <p>Despite <a href="https://www.rismedia.com/2021/11/03/industry-reacts-ibuyers-stay-course-zillow-pullback/" target="_blank" rel="noopener">recent and persisting skepticism surrounding the ability of iBuying to scale or survive as a model,</a> Kelman remained bullish around the sustainability of RedfinNow’s business model and projected longevity.</p> <p>“iBuyers that live or die on whether a homeowner chooses just one optionโthe cash offerโcan thrive only when market conditions favor iBuying,” he said. “Redfin can be more flexible. When home prices are uncertain, or it becomes costly to borrow the money to buy houses, Redfin can buy fewer houses and list more. This fake new owner will typically wait a few months and then try to sell the property or take a mortgage loan against it.</p> <p>Vacant and vacation houses are more at risk than homes that people live in full time.<br /> Fraudsters have been known to monitor death certificates and target properties where the next of kin lives in a different state.</p> <p>The best defense against title fraud is paying attention.</p> <p>You can monitor what is recorded in the public records in most places by visiting the recording office’s website and searching for your name. If you do this every month or two, you will quickly learn about anything mentioning you in the public domain.</p> <p>In Broward County, Florida, for example, the property appraiser’s office has a free service you can sign up for that will alert you if a deed for your house is recorded. While this service is not available everywhere, you should check where you live.</p> <p>Anyone who has purchased a home can tell you of the mountain of junk mail and advertising you get after your deed is recorded. If this happens to you, check the public records.</p> <p>If you are a victim of this type of fraud, you should contact law enforcement. You also may need to hire a lawyer to fix the problem.</p> <p>While it is impossible to avoid becoming a victim of crime, diligence is your best defense.</p> <p><em>Gary M.
