The 10-City Composite shows an increase from 5 percent the month prior; the 20-City Composite, an increase from 5.7 percent the month prior. Month-over-month, the 10-City Composite rose 0.3 percent and the 20-City Composite rose 0.4 percent.</p> <p>Of the 20 cities analyzed, Dallas, Texas, overtook recurring top three-ranked Denver, Colo., with prices up 8.8 percent. Portland, Ore., and Seattle, Wash., remained in the top three, with prices up 9.7 percent in Portland and up 12.2 percent in Seattle. The majority of cities analyzed showed higher increases than what was observed the month prior.</p> <p>According to S&P Dow Jones Indices Index Committee Chairman and Managing Director David M. Blitzer, the price parade will keep marching on so long as supply trails demand.</p> <p>“Housing and home prices continue to advance,” said Blitzer in a statement. “The S&P Corelogic Case-Shiller National Home Price Index and the two composite indices accelerated since the national index set a new high four months ago. Other housing indicators are also advancing, but not accelerating the way prices are. As per National Association of REALTORSยฎ, sales of existing homes were <a href="http://rismedia.com/2017/04/21/existing-home-sales-march-highest-pace-10-plus-years/">up</a> 5.6 percent in the year ended in March. There are still relatively few existing homes listed for sale and the small 3.8-month supply is supporting the recent price increases.</p> <p>“Housing affordability has declined since 2012 as the pressure of higher prices has been a larger factor than stable to lower mortgage rates,” Blitzer said. “Housing’s strength and home-building are important contributors to the economic recovery. Housing starts bottomed in March 2009 and, with a few bumps, have advanced over the last eight years. New-home construction is now <a href="http://rismedia.com/2017/04/18/home-building-slides-march-permits-show-promise/">close</a> to a normal pace of about 1.2 million units annually, of which around 800,000 are single-family homes.</p> <p>“Most housing rebounds following a recession only last for a year or so,” said Blitzer. “The notable exception was the boom that set the stage for the bubble. Whealton.</p> <p>“Growth in the West is beginning to pick up as spring buyers start to enter the market early, boosting price growth in the region, but other areas of the country don’t seem to have thawed out from the cold winter season just yet,” Whealton says.</p> <p>Home prices in the Northeast and South have each grown 0.9 percent quarter-over-quarter, while prices in the Midwest have grown 0.5 percent, according to the report.</p> <p>Quarter-over-quarter price growth at the national level posted 1 percent for the first time this year, while year-over-year growth posted an unchanged 6.3 percent.</p> <p>“Nationally, home prices have increased twice as fast in Q1 2017 as they had in Q1 2016, and with the typical spring buying season just on the horizon, the next few months could be shaping up to be an impressive start to the busiest buying season,” says Whealton.</p> <p>The metropolitan areas with the fastest quarter-over-quarter and year-over-year price growth are (in order) San Antonio, Texas; Fresno, Calif.; Jacksonville, Fla.; Seattle-Tacoma-Bellevue, Wash.; and Portland-Vancouver-Beaverton, Ore./Wash.</p> <p>Tellingly, the share of distressed activity has fallen 11.8 the average renter would <a href="http://rismedia.com/2017/04/08/incomes-need-rise-pace-stay-track-rents/">need</a> his or her income to grow by $168 to keep up with the expected 1 percent rise in and making it extremely difficult for those renters hoping to become homeowners to save enough money for a down payment,” Gudell says. “In most markets, a monthly mortgage payment is more affordable than a monthly rent payment, but the most difficult aspect of home-buying for many aspiring homeowners is coming up with enough money for the down payment.”</p> <p>Home value growth, still, is Inventory increased, as well, by 5.8 percent to 1.83 millionโthough still 6.6 percent below one year prior.</p> <p>“The early returns so far this spring buying season look very promising as a rising number of households dipped their toes into the market and were successfully able to close on a home last month,” says Lawrence Yun, chief economist at NAR. “Although finding available properties to buy continues to be a strenuous task for many buyers, there was enough of a monthly increase in listings in March for sales to muster a strong gain. Sales will go up as long as inventory does.”</p> <p>Inventory is currently at a 3.8-month supplyโno different from February, according to NAR. Existing homes averaged 34 days on market in March, 11 fewer days than in February and 13 fewer days than one year prior. Non-distressed homes took 32 days to sell. All told, 48 percent of homes sold in March were on the market for less than one month.</p> <p>The metropolitan areas with the fewest days on market in March, according to <a href="http://research.realtor.com/data/inventory-trends/" target="_blank">data from realtor.com</a>ยฎ, were San Jose-Sunnyvale-Santa Clara, Calif. (24 days); San Francisco-Oakland-Hayward, Calif. (25 days); Seattle-Tacoma-Bellevue, Wash. (28 days); Denver-Aurora-Lakewood, Colo. (28 days); and Vallejo-Fairfield, Calif. (31 days).</p> <p>The median existing-home price for all types of houses (single-family, condo, co-op and townhome), at the same time, was $236,400โa 6.8 percent increase from one year prior. The median price for a single-family existing home was $237,000, while the median price for an existing condo was $224,700.</p> <p>“Last month’s swift price gains and the remarkably short time a home was on the market are directly the result of the homebuilding industry’s struggle to meet the dire need for more new homes,” Yun says. “A growing pool of all types of buyers is competing for the lackluster amount of existing homes on the market. Until we see significant and sustained multi-month increases in housing starts, prices will continue to far outpace incomes and put pressure on those trying to buy.”</p> <p>Single-family existing-home sales came in at 5.08 million in March, a 4.3 percent increase from 4.87 million in February and a 6.1 percent increase from 4.79 million one year prior. Existing condo and co-op sales came in at 630,000, a 5 percent increase from both February and one year prior.</p> <p>Twenty-three percent of existing-home sales in March were all-cash, compared to 15 percent by individual investors. Six percent were distressed.</p> <p>Existing-home sales in the Northeast posted a strong 10.1 percent gain in March to 760,000, with a median price of $260,800. Existing-home sales in the Midwest showed a similar path, up 9.2 percent to 1.31 million, with a median price of $183,000.</p> <p>Existing-home sales in the South and West covered less ground in March, with sales in the South rising 3.4 percent to 2.42 million, with a median price of $210,600, and sales in the West falling 1.6 percent to 1.22 million, with a median price of $347,500.</p> <p>First-time homebuyers comprised 32 percent of existing-home sales in March.</p> <p>“The spring housing market is off to an early and strong start,” says realtor.com Senior Economist Joseph Kirchner, Ph.D. “With existing-home sales for March at the highest level since the 2008 recession, the limited number of homes that are on the market are likely to move fast. One of the most notable trends is the divide between affordable and premium homes. Over the last year home sales under $100,000 fell 7.1 percent while sales between $500,000 and $750,000 went up by 32.1 percent, due to builders’ focus on the higher-end market.”</p> <p>He adds, “The biggest opportunity in the spring housing market may be the temporary drop in mortgage rates. This is the time for homebuyers who have identified a home to purchase to pull the trigger and lock in a low rate.”</p> <p>“REALTORSยฎ in most markets are saying interest from first-timers is up this year, but competition is stiff for listings in their price range,” says NAR President Bill Brown. “The best advice is to lean on the guidance of a REALTORยฎ throughout the home search and be careful about stretching the budget too far. Not only does MD Properties have a rapidly growing business that caters to our regional client needs across the full spectrum of real estate assets, but we also maintain a global footprint, servicing clients through our associate offices and our network of associated REALTORSยฎ in several key markets, including Europe and Asia Pacific.</p> <p><strong>RE: What is your housing market like? </strong></p> <p><strong>DF:</strong> The UAE housing market, having an eventful history, has gone through a lot of changes in the past few years. Dubai, specifically, has won the hearts and minds of those who aspire for a safe, clean, progressive and well-balanced lifestyle. In recent times, Dubai has made its mark as a preferred global destination to live and work. Overall, the Dubai housing market is a healthy, balanced market; pricing and control are dynamic, relative to many variants, swinging between a buyer’s and seller’s market. The market has a robust infrastructure to support it for the long term.</p> <p><strong>RE: What is the average sales price and days on market?</strong></p> <p><strong>DF:</strong> That all depends on the area, development, views and the like. You can find a price differential of up to 20 percent within the same building for different units depending on the floor, view, access, parking spot, etc. Some areas and developments sell within a week; others take up to two months or more.</p> <p><strong>RE: You mentioned your market’s eventful history. Please elaborate.</strong></p> <p><strong>DF:</strong> From the dramatic rise of per-square-foot pricing our market experienced from 2004 to 2008, to the market crash due to the global financial crisis, followed by an upcycle, then a Russian ruble crash, an oil glut pushing oil prices down, and so forth, many factors have impacted real estate pricing and supply and demand in the UAE.</p> <p><strong>RE: What are the various types of properties available in your market, and which is most popular? </strong></p> <p><strong>DF:</strong> Our market has residential, commercial, industrial and hospitality offerings. Out of all these, residential properties are the most popular.</p> <p><strong>RE: How prevalent is new construction/development in your market, and how is it affecting your business? </strong></p> <p><strong>DF:</strong> New developments are launched regularly in our market, making the UAE and Dubai specifically a very exciting place to do business. The launch or completion of new developments has a positive impact on our business. There’s always a new buzz in the market, and that keeps us driven.</p> <p><strong>RE: What type of buyers do you work with? </strong></p> <p><strong>DF:</strong> Our clients come from all over the world. We’ve closed deals with locals and GCC (Gulf Corporation Council) nationals, in addition to clients from Europe, India, China, Canada, Australia, Africa, etc. This huge diversity is perhaps unique to the UAEโthe melting pot of so many nationalities, cultures, traditions and beliefs.</p> <p><strong>RE: What role does the American real estate market play in your business? </strong></p> <p><strong>DF:</strong> We have seen a surge of American buyers inquiring about various listings in the last two months alone (at press time). It seems like Americans are taking great interest in Dubai real estate specifically. Having said that, the U.S. real estate market doesn’t have much of an impact on our local real estate sector.</p> <p><strong>RE: What are some of the most important trends in your market?</strong></p> <p><strong>DF:</strong> Our client base has a growing interest in solid rental returns, rather than a need for immediate capital gains. Most investors, akin to other global real estate markets, invest here hunting for strong levels of rental income. Dubai does that well.</p> <p><strong>RE: What are your biggest challenges/opportunities for growth? </strong></p> <p><strong>DF:</strong> Our biggest challenge is the prevailing economic situation worldwide. That, topped by political disturbances and international policy shifts, impacts the local real estate market. Irrespective of this, we see opportunity in the current environment. There are some very good deals to be had at the moment.</p> <p><strong>RE: What role does geopolitics currently play in your real estate market? </strong></p> <p><strong>DF:</strong> Geopolitics plays a role across all asset classes and most markets to varying degrees depending on the events at hand. Take, for example, the annexation of Crimea by the Russians and the imposition and continued sanctions by the global community. Because of this, the Russian economy fell into a deeper recession than other commodity-based economies, weakening the ruble relative to the USD further than what otherwise would have been expected. Consequently, we saw a real fall in Russian demand for properties in Dubai. In more recent times, Russia’s pact with OPEC has stabilized the oil market, improving their fortunes. This, coupled with President Trump being elected and his want for better relations with Russia, has caused the ruble to outperform global currencies in the last part of 2016. We’re watching that space.</p> <p><strong>RE: What are some of your most successful strategies for marketing your business? </strong></p> <p><strong>DF:</strong> That’s a secret ingredient to our business, and we guard that secret well. One in every 1,604 properties had a foreclosure filing (bank repossession, default notice or scheduled auction) in the first quarter.</p> <p>“U.S. foreclosure activity on a quarterly basis first dipped below pre-recession averages in the fourth quarter of last year, and this report shows that trend continuing for the second consecutive quarter,” Blomquist says. “The number of local markets dropping below pre-recession levels continues to grow, up from 78 a year ago to 102 in this report.”</p> <p>Included in the 102 markets with foreclosures below pre-recession figures in the first quarter were Dallas, Texas (73 percent below); Atlanta, Ga. (67 percent below); Houston, Texas (52 percent below); Los Angeles, Calif. (46 percent below); and Miami, Fla. (44 percent below).</p> <p>To compare, included in the 114 markets with foreclosures above pre-recession figures in the first quarter were Philadelphia, Pa. (97 percent above); New York, N.Y. (80 percent above); Washington, D.C. (64 percent above); Boston, Mass. (26 percent above); and Chicago, Ill. (9 percent above).</p> <p>By metropolitan area, the highest rates of foreclosure in the first quarter were in Trenton, N.J. (one in every 355 properties with a foreclosure filing); Atlantic City, N.J. (one in every 452); and Philadelphia, Pa. (one in every 577).
